Delarmbro Subdivision
This 16 lot subdivision located in Erin, Ontario was brought to registration and sold to the builder.
2003 - 2004
70 First St. - Conversion of Office Buildings to Condominiums
This existing 3-story commercial building was extensively renovated, and an addition was added to the street side to change the apartment building into an affordable condominium in the heart of Orangeville. The block-style, 1970’s era, commercial building was updated to become a home for 32 families. The development work included rezoning the site to suit the residential use.
2012 - 2015
Pierpoint Condominiums
The Pierpoint Condominium project is set in the town of Fergus, near the Grand River. The project was an infill intensification project, allowing 49 units to be built on what were originally 6 single family dwelling lots. The units average 1,074 sq. ft. in size. Both an Official Plan and a Rezoning Amendment were required to develop this property. The aim was to meet the new requirements of the Places to Grow Act in a low-density community.
2009 - 2010
Erb Street Low Income Housing
This 45 unit, 6 story, 40,000 s.f Low Income Housing Apartment was built in Kitchener, Ontario. Sheldon Creek Developments managed the construction under a Project Management contract for a local landlord. Project funding included a per unit contribution by the provincial and federal governments in exchange for a 20 year contract limiting the rent to 75% of average local rent levels.
2004 - 2006
Durham Townhouse Condominiums
Phase 1 of this senior’s residential townhouse project included rezoning a single-family zone so that an intensified use could be permitted. Eight Townhouses of approximately 800 sq. ft. each, with basements and garages, were constructed.
The site was under the jurisdiction of the local Conservation Authority and approvals included extensive work to
alleviate the Authority’s concerns.
Phase 2 completed the infill of the existing development. Twelve more units were built in this phase, completing the project as a 20-unit condominium.
2013 - 2015
Village Square Mall
Including a new Sobey’s store, Tim Hortons, and currently adding a 1,100 sq. ft. addition.
Repositioning of a Commercial Mall in Smithville, Ontario,
to include a new Sobeys-Foodland store and a new
Tim Hortons. The Sobeys Store is a new 30,242 sq. ft.
steel frame conventional building with loading docks,
offices and retail space. The Tim Hortons Store is a
2,800 sq. ft. wood frame restaurant. The development included revising the site plan agreement with the local municipality, as well as reworking much of the site to
provide additional parking and storm water management.
2005 - 2006
Thompson Road Townhouses
In this first phase of development, a portion of a large lot in
an existing subdivision, located in the west end of Orangeville, was developed into a 7-unit freehold townhouse project.
The units are 1,475 sq. ft. each. The Town’s Official Plan
and Zoning Bylaw were both amended to allow this intensification of use.
2006 - 2007
Centennial Commons Commercial Condominiums
A 35,000 sq. ft. Commercial Condominium was constructed
to house a variety of small businesses with units ranging from 870 to 1,930 sq. ft. The original Declaration involved 23 units with ceiling heights varying from 10’ to 16’ in height. The
23 Commercial/Industrial units each included facilities for tractor-trailer access for loading.
2008 - 2011
Mount Haven Estates
This executive estate development, located just north of Orangeville, included 26 estate lots ranging from 2.5 to 6 acres. The subdivision included open ditches with a storm water management pond, and it is close to the banks of
the Grand River.
2007 - 2012
Arbours at Montgomery Condominiums
The development of this 58-unit luxury condominium in Orangeville’s west end included an Official Plan Amendment, Zoning Bylaw Amendment, and the construction of 58 units, averaging the size of 1,300 sq. ft.
2014 - 2015
Fergus North Canadian Reformed Church
The construction of this 8,200 sq. ft. church was managed under a Project Management contract. The services provided for this project included site plan agreement development, initial design consultation, budgeting, and completing the final construction project approximately
6% under budget.

2015 - 2016
Emmanuel Christian High School, Fergus
Construction Management for this project included assisting the owner in the initial search for space, site plan agreement, appointment of the project consultants, construction and project budgeting, and management of the construction process. The project includes the total renovation of a
24,000 sq. ft. heritage stone school building and the
addition of an 11,000 sq. ft. gym and amenities annex.
2019 - 2022
17 Centre Street, Orangeville - Midtown
Located in the hub of the charming and vibrant town of Orangeville, this 24-unit stacked townhouse condo complex offers 2-bedroom, 2-bathroom suites, as well as, 2-bedroom, 3-bathroom suites. Suites range from 1,087 sq. ft. to 1,425 sq. ft., each offering owners a private balcony and separate front entrance. The site was under the jurisdiction of the local Conservation Authority, and approvals included The Local Planning Appeal Tribunal (LPAT), zoning, and the railway.

This condominium development on the banks of the
Saugeen River included 23 units averaging 1,050 sq. ft. in size. It is a 4-storey building with parking and storage units at ground level. The building caters to a senior demographic, is close to downtown, and allows for a less car-based lifestyle.
2020 - 2022
Webb Street Semi's, Grand Valley
Located in beautiful Grand Valley, Ontario, Sheldon Creek developed and constructed 4 semi-detached homes which were completed and occupied in 2022.
Other Developments
Mr. Wildeboer is the President of several Holding Companies that are involve in Commercial and Industrial Real Estate. They include the conversion of a single use Industrial building to a multi unit Industrial building with spaces ranging from 5,000 – 17,000 square feet.
